More private homes are in the pipeline for the Bayshore neighbourhood with the sale of the latest government land sales site. The 99-year leasehold plot is adjacent to the Bayshore MRT station on the Thomson East Coast line (TEL) and can potentially yield 515 new homes. This project is slated to be the first condo project in the new Bayshore housing precinct, which is slated to see 10,000 new homes, including HDB flats and private housing.
In a competitive tender which closed on 18 March 2025, the 1.04-ha site in Bayshore Road garnered 8 bids, with Sing-Haiyi Garnet Pte. Ltd., an entity of Singhaiyi Group, putting in a top bid of $658.88 million, which translates to a land rate of $1,388 psf per plot ratio (psf ppr). Prior to this latest Bayshore project, the last major condominium developments in the area were Costa Del Sol and The Bayshore, both launched over 20 years ago. With the neighborhood having seen no new private housing for several decades, this upcoming condo project is sure to generate significant buzz among homebuyers and HDB upgraders.
Meanwhile, the site may offer a first-mover advantage to buyers and investors, seeing that it is the first private housing plot to be offered in the greenfield land in Bayshore.
Coastal Living and Culinary Haven
The development's location strikes a balance between being well-connected to the heart of urban Singapore and offering a peaceful, tranquil environment with its close proximity to the Singapore coast line. Being close to the coast, the new Bayshore project offers waterfront living, providing scenic views of the Singapore straits and the East Coast Park - a privilege that few homeowners in Singapore can enjoy. In the longer term, the Bayshore project will be within close proximity to the Long Island project, an initiative which would reclaim approximately 800 hectares of land off Singapore's East Coast, stretching from Marina East to Changi and create Singapore's 10th freshwater reservoir in front of East Coast Park.
The future homes on the Bayshore site will offer residents easy access to a wide range of retail, entertainment and dining options. Residents are minutes' drive from the Bedok Mall, Siglap Centre, the upcoming Sceneca Square, as well as the commercial amenities in the Marine Parade neighbourhood, namely the i12 Katong Mall, Parkway Parade and the Marine Parade Central Market and Food centre which are just a quick train ride away.
For the foodies, they can find a wide variety of restaurants, cafes and hawker delights located along the stretch of Katong-East Coast Road. For local food fare, the East Coast Lagoon Food Village is also not too far from the project. It's a well-known eating spot amongst locals and tourists, offering a wide variety of delicious local dishes in a casual, open-air setting within East Coast Park.
Residents who are sports enthusiasts will enjoy being just a few minutes' walk to the East Coast Park, a widely popular recreational destination amongst locals, offering various outdoor activities like cycling, jogging, water sports, and beachside leisure. The East Coast Park connector further links cyclists to popular gathering spots like Changi Village and Marina Bay.
Families with school-going children or those looking to have kids will enjoy the convenience of being located near several schools, such as Temasek Junior College, Temasek Primary School, Temasek Secondary School, Victoria School, Bedok View Secondary School.
Unparalleled Convenience and Connectivity
The upcoming development in Bayshore will be on the doorstep of the Bayshore MRT station along the Thomson-East Coast Line (TEL) which will offer commuters direct access to the city centre and employment nodes, including Orchard Road, Shenton Way, and Marina Bay. When fully operational, the TEL will improve connectivity for commuters between Woodlands North to Sungei Bedok.
The site is also easily accessible to major roads and expressways such as East Coast Parkway (ECP) and Pan Island Expressway (PIE), providing seamless access to destinations such as Suntec City, Marina Bay Financial Centre, Expo convention centre and Changi Airport.
Urban Transformation
Looking ahead, the Bayshore Road project stands to benefit from ongoing transformation of not only the new Bayshore precinct but transformation of the eastern region as well. Amongst some of the government's initiatives include plans to decommission and redevelop the Paya Lebar military air base into a new town comprising residential housing, commercial offices, industrial facilities, and recreational parks.
In addition, there are ongoing efforts to further transform the Changi East region into a world-class aviation hub which includes the development of Changi Airport Terminal 5, and Changi East Urban District. Situated adjacent to Terminal 5, the Changi East Urban District is envisioned as a dynamic business and lifestyle hub. The new Urban District will feature offices, conference facilities, hotels, and serviced apartments. Its strategic location between Terminal 5 and the existing Tanah Merah Ferry Terminal will offer seamless "fly-ferry" connections for travellers and businesses.
